Types of Expansion

How to Expand Your Home

The StarModul system is designed to expand homes built using any construction method, not just prefabricated homes.

Ground-floor expansion

An extra bedroom, a larger living room, or a new kitchen attached to the house. The structure rests on its own lightweight foundation.

Second flush or regrowth

One more story on top of the existing house. Steel is lightweight, so the added load is much less than with brick or concrete, although you should always check with a structural engineer to make sure the existing structure can support it.

Standalone module

A study, an office, or a guest room in the garden—without altering the house. Check out the bungalows and prefabricated modules.

Porches and Enclosures

Porches, covered patios, or enclosures that turn an outdoor space into another room in the house.

Why Steel?

Benefits of Expanding with the StarModul System

Lightweight Structure

Galvanized steel tube and sandwich panels: much lighter than a traditional structural addition.

Quick, dry construction

The parts arrive pre-assembled and are bolted together on site. Fewer weeks of construction, less dust, and less debris.

You can stay home

Since it's a dry construction project and a short one, in many cases you can continue living in the house while it's being expanded.

Insulation for a New Home

Walls with a thermal transmittance of 0.155 W/m²K: the new section provides better insulation than many existing homes.

Integrated finish

Exterior, roof, and interior finishes that match your home—or with a contemporary look, if you prefer.

Without welding

Patented bolted connectors: a clean installation using hand tools and no on-site welding.

Before You Begin

What to Consider When Expanding a House

Every expansion begins with a site visit and a technical study. These are the key factors that determine the solution:

  • Regulations: the allowable floor area, height, and setbacks for your lot.
  • Existing structure: on the second floor, provided the walls and foundation can support the new load.
  • Foundation for the addition: on the ground floor, a lightweight foundation designed specifically for the steel structure.
  • Connection to the house: how the junctions with the facade, the roof, and the waterproofing are addressed.
  • Utilities: Where the water, electricity, and HVAC systems are connected to the new section.

An addition requires a design plan and a building permit: we explain this in the section on permits and procedures. You can find the details on how the facade and roof meet in the construction details.

Frequently asked questions

Questions About Home Additions

More Frequently Asked Questions
Do I need a permit to expand my house?

Yes. An addition requires a technical plan and a building permit from the city, and it must comply with the zoning regulations for your lot (buildable area, height limits, and setbacks).

Can my house support a second story?

It depends on the existing structure and foundation. A technician must assess each case individually. The advantage of steel is that the new structure weighs much less than a traditionally built one.

Can I expand a house that isn't prefabricated?

Yes. The StarModul system is compatible with brick, concrete, or any other type of house. The connection to the existing house is designed as part of the project.

Can I continue living at home while the construction is underway?

In many cases, yes, because it's a dry construction project and takes less time. It depends on what parts of the existing house will be affected; we'll go over that with you when we draw up the plans.

Where do you get photos enlarged?

With installation included, on-site at locations about 2 hours and 30 minutes from Lleida, and as a turnkey project in the provinces of Lleida and Tarragona. Elsewhere in the world, we can ship you the kit so your contractor can install it.
